Job Description

 

Need below services for a vacant land in Niagara

Prepare

obtain a site service road occupancy permit

Prepare sewer and water services.

Permit Application Form (1st two pages)

Designer Schedule 1 form

Drawings

1. Engineered Wood Products: If using pre-engineered wood products, specifications will need to be provided from the manufacturer. If supporting a point load, will need to be designed by an Ontario P.Eng.

2. Lot grading plan: Done by a Professional Engineer or Ontario Land Surveyor.

3. HVAC Designs :Plans, with mechanical ventilation form and heat loss/gain calculations completed by a qualified HVAC Designer.

4. EEDS form

5. Roof truss drawings and layout (signed and sealed by Engineer) if using trusses. These signed and sealed drawings are required if using trusses

6. Master Plumber Commitment Form (If any plumbing is being done)

7. Soil Gas Mitigation Form

8. Water pipe sizing form

Conditions

That final approval be received from the Committee of Adjustment for the City of Niagara for any necessary Minor Variances.

That a plan showing the location of the existing services relative to the proposed lot line be provided to the Senior Project Manager – Development for approval. The plan must show that no services cross the proposed lot line. The Applicant is responsible for the removal and/or relocation of any services in breach of this requirement.

That the Applicant enter into a Development Agreement with the City of Niagara in order to extend municipal watermain and sanitary sewer from the intersection of Parkside Rd and Glavcic Dr approximately 25 meters east to front Part 2 as shown on the proposed plan. All costs associated with the works including but not limited to design, construction and material costs including restoration are to be borne by the Applicant. The design of this work is to be undertaken by a professional engineer licensed to practice in the province of Ontario.

That an existing lot grading plan be submitted for approval to the Senior Project Manager – Development, showing all existing relevant grades and drainage patterns for Parts 1 and 2 as well as adjacent lands, and demonstrating that neither Part relies on the other for drainage.

8 That all Conditions of Consent be fulfilled by May 17, 2024.
